In the heart of Saint-Denis, where echoes of history resonate through each cobblestone, the DREAM architecture agency has unveiled a transformative project of profound social impact. This elegant residential complex, nestled on Rue Fraizier and Rue du Landy, stands as a beacon of renewal and hope, commemorating 24 years since a tragic fire marked the area with sorrow and urgency for change. The 44 Housing Units project is a testament to the power of architectural ambition, seamlessly woven into the urban fabric through the pioneering French shared equity lease model, the BRS-Bail Réel Solidaire.
In February 2001, a devastating fire laid bare the vulnerabilities of a neglected building on Rue Fraizier, exposing the dire need for urban regeneration. Slumlords had exploited its dilapidated state, symbolizing the broader struggles of inadequate housing. Today, the neighborhood witnesses a rebirth, a journey towards inclusivity, social diversity, and verdant spaces. The DREAM agency's creation is a physical manifestation of this vision, a testament to the transformative potential of architecture.
Comprising 44 unique units, the complex offers a balanced mix of social rental and social homeownership through the BRS scheme. The design philosophy seeks to encapsulate the essence of individual homes within a collective environment, each residence bearing its distinct typology. Most units are designed to be through-views, multi-oriented spaces that embrace light and air, providing residents with expansive outdoor sanctuaries. Adhering to the Plaine Commune's new quality charter, each unit is meticulously crafted with a focus on orientation and usability. Bright, airy, and meticulously ventilated, the homes feature defined entrance sequences with ample storage, kitchens bathed in natural light, and panoramic windows that open to balconies or lush gardens.
The project's aesthetic is a rhythmic dance of graphic forms and raw materials. Façades alternate between the tactile warmth of wood and the industrial chic of metal, softened by the elegant lines of wooden sunshades and balcony undersides. This interplay creates a visual lightness that belies the building's mass, integrating it sensitively into its urban surroundings. By embracing a mixed wood-concrete structure, prefabrication emerges as a vital thread in the narrative of quality and consistency. Timber-frame façades, with their metal cladding and wooden joinery, were crafted with precision in workshops, ensuring that each detail is executed with exactitude. Balconies, a symphony of self-supporting wood-metal structures, were similarly prefabricated, resting gracefully upon staggered beam structures that refine the façade’s silhouette.
A verdant courtyard, visible through inviting passageway lobbies accessible from both Rue du Landy and Rue Fraizier, serves as the heart of the complex. Nearly every unit enjoys this green lung, a sanctuary of tranquility amidst urban life. Special attention is given to shared spaces, developed in collaboration with Plaine Commune Habitat, to foster community interaction and social diversity. The spacious entrance lobby invites residents to linger and connect, transforming it into a communal space. Rooftop gardens atop each building offer a haven for relaxation and social exchange, a testament to the DREAM agency’s commitment to creating a reimagined, inclusive living environment.
